ABOUT THIS ATTRACTION
The Zmajević Palace and the Church of Our Lady of the Rosary form a connected heritage ensemble in the upper lanes of Perast, just above the waterfront. The Zmajević family were among Perast’s leading ecclesiastical and maritime elite — archbishops, captains and patrons — and their palace, with its private chapel and its distinctive bell tower, is one of the town’s most characterful upper-town complexes. The tower, rising above the lanes, is a third landmark in a town already defined by its two waterfront campaniles, and the upper lanes around it give a quieter, residential view of Perast away from the shore. Exterior interpretation is the default: the palace, church, garden and private property are not generally open to visitors.
HISTORY & BACKGROUND
The story behind it
The Zmajević family produced two archbishops of Bar and a line of captains and patrons who shaped Perast’s religious and civic life in the 17th and 18th centuries. Their palace, built in the upper town, was both a domestic seat and a centre of the family’s ecclesiastical patronage, and the Church of Our Lady of the Rosary, with its bell tower, was the family’s chapel. The tower, distinct from the two waterfront campaniles, marked the upper-town precinct of the family and gave Perast a third vertical accent. As the town’s fortunes declined, the complex passed through varied uses and ownership; it remains a private heritage ensemble, and its exterior — the palace, the church and the tower seen from the lanes — is the part that can be read by a visitor.
WHAT TO SEE
What to see here
The Zmajević Palace — the upper-town residence of one of Perast’s leading ecclesiastical and maritime families, seen from the public lanes.
Our Lady of the Rosary Church — the family chapel, with its distinctive bell tower rising above the upper lanes.
The bell tower — a third vertical landmark in a town defined by its campaniles, marking the Zmajević precinct.
The upper lanes — the quieter residential lanes above the waterfront, with their stone stairs, gradients and views down to the bay.
WHY IT MATTERS
Why it matters
The Zmajević complex is the upper-town counterpart to the waterfront palaces — the place where Perast’s ecclesiastical and maritime elite lived above the shore, and where a third tower marks a different precinct of the town. For a visitor it is the route away from the crowded waterfront into the quieter lanes, and a reminder that Perast is a living town of private houses and churches, not only a museum façade. It is read from the outside: the palace, church, garden and private property are not open to casual access.
